When I met with the heirs to a home in Santa Monica Canyon 2 years ago I fell in love with their mid century modern family home from 1965. I immediately saw the potential and encouraged them to spend the money to clean it up after their mother had passed. The Pandemic stopped the clean out but once I started the cosmetic renovations shortly thereafter the true design emerged and the reception by agents and buyers was beyond what we could have ever imagined. The entire family and neighbors considered this home a tear down and we priced it just below the local comparable sales and above the tear down value to make sure we got buyers in the door. Boy did they come in the door! There were about 500 buyers that came through and we received 34 offers. It was partly the location in the Santa Monica Canyon but mostly the Mid Century design that is so loved in LA that made all the Buyers fall in love with this home despite the need to renovate it further. It was the perfect storm of location and design that made the competition for this home fierce and drove the price 65% over asking. After 37 years in the real estate world, it was the most exciting sale I had been involved in. Needless to say, the heirs were ecstatic and very happy that their family home would not be torn down after all. It takes experience and vision as a real estate agent to make clients dreams come true in ways they never expected. I am always happy to consult with Sellers when they are in need of advice.
